We work on properties in Texas and in other jurisdictions where we are licensed or

otherwise authorized to do business.

If the property is outside those areas, we may not be able to help.

Nothing on this Site is a promise.

Not a promise to lend.

Not a promise of approval.

Not a promise of a rate.

Not a promise of anything.

Loan approval and terms depend on the real-world stuff: credit, income, assets, the

property, lender/investor rules, and underwriting.

Programs and rates can change fast.

Sometimes faster than our ability to update a webpage.

The only rate/terms that count are the ones on your official, time-stamped

disclosures (like your Loan Estimate) and any rate-lock confirmation, if you lock.

We built this Site to help humans.

Not bots.

Not scrapers.

Not chaos goblins.

APR = a broader cost measure that can include certain finance charges.

APR is usually higher than the interest rate.

Sometimes not.

Regulators love surprises.

A $650,000 purchase loan at 7.500% interest rate with an 8.122% APR.

APR and payment depend on assumptions, fees, and timing.

Your actual rate, APR, and payment will vary.

If an escrow account is required, that affects your total monthly payment

(taxes/insurance are real money).

This example is not a lock.

Not a quote.

Not a guarantee.

We don’t do bait.

We don’t do “guaranteed approval.”

We don’t do “everyone qualifies.”

We don’t do “no closing costs” without explaining what that really means.

Any claim about rates, payments, or terms depends on: qualification, program rules,

and lender approval.

If you see an ad from us, assume: there are conditions.

PART D — RESPA + AFFILIATED BUSINESS DISCLOSURES

Federal law (RESPA) generally prohibits kickbacks and unearned fees for referrals

of settlement service business.

Translation: we don’t get paid for “sending you” to a title company, insurance agent,

or anyone else just for the referral.

If we ever have an arrangement that requires a specific RESPA disclosure, we’ll give it to you.

In writing.

Sometimes companies have ownership or control ties with other companies (an

“affiliate”).

If we refer you to an affiliated business arrangement in connection with your

transaction, we will provide the required Affiliated Business Disclosure.

You are generally not required to use an affiliated provider.
