You bring the down payment.

We build the strategy that works without verifiable income.

No income verification. No employment check. The strategy qualifies your file on down payment equity, credit strength, and the quality of the property.

"We need to see your income documented — on something."

You have the down payment. You have the credit. The cash flow is real — you just can’t hand it to an underwriter on a form the system recognizes.

That’s not a red flag. It’s just a system with a narrow imagination.

🦸

Your Superpower

The cash flow is real. The down payment is yours. The mortgage system just has no form for how you earned it. Cash businesses, foreign income, undocumentable revenue — these aren’t disqualifiers. They’re documentation problems. And no-ratio was built for exactly this situation.

🌀

What the Beige Box gets wrong

The standard underwriting model requires income documentation — W-2, tax return, bank statements, 1099s, P&L. It wants a document, and it wants that document to trace your income clearly and consistently. When the income is real but the paper trail doesn’t exist in any form the system recognizes, the standard model just gives up.

No-Ratio lending removes income from the underwriting equation entirely. The lender qualifies the file on three variables: the down payment, the credit profile, and the quality of the property as collateral. If those three are strong, the income question comes off the table.

💥

Strategy note: documented paths come first

Bank Statement, 1099, P&L, and Asset Qualifier Plus all qualify at better rates than no-ratio products and should always be explored first. No-Ratio is the answer when no documented path fits — not a shortcut around documentation.

WHO IT SERVES

No-Ratio

Income is real but genuinely undocumentable through any standard method. 20%+ down, strong credit, sound property. Typically 1.5–3.0% over conventional.

✔️

Who this strategy is for

Buyers whose income is real but cannot be traced through any standard mortgage document. Cash business owners whose revenue doesn’t flow through bank accounts in a documentable pattern. Buyers with income from international sources, certain trust distributions, or structurally undocumentable arrangements.

❌

Who this strategy is NOT for

Borrowers who haven’t yet explored Bank Statement, 1099, P&L, or Asset Qualifier Plus paths. The rate premium on No-Ratio products is real and significant. The strategy starts with documented alternatives and moves to No-Ratio only when those alternatives genuinely don’t fit.

What the Lender will look at

1.

20% minimum down payment (some lenders require 25–30%)

2.

Credit score — 680 minimum at most lenders, 720 preferred. Higher scores matter here because credit is one of only three qualifying factors.

3.

Property appraisal — the property must be sound, marketable, and correctly valued

4.

Government-issued ID

5.

Entity documentation if purchasing in trust

WHAT TO DO

Funds not yet arrived

*

Build the sourcing documentation now — closing disclosure, settlement agreement, or estate documents.

Funds arrived within last 120 days

Wait. Let the clock run. Avoid moving money between accounts during this period.

Funds seasoned 120 days, fully sourced

Run Asset Qualifier Plus first — if remaining assets are sufficient, it qualifies at a better rate.

Funds used for down payment — remainder below AQ+ threshold

No-Ratio strategy, depending on documentation available.

* funds must be received prior to clear to close.  Supporting documentation showing pending funds must be provided for initial approval

WATCH OUT!!!

The things that can undermine this strategy

●        Credit score floors are non-negotiable. A 619 credit score doesn’t qualify for a No-Ratio product regardless of down payment size or credit explanation.

●        Rate premiums are significant and real — typically 0.5% to 3% over conventional (sometimes, it can cost less). Understand the full 30-year cost before committing to this path.

●        Not all lenders offer these products. Lender selection is the single most important variable. The wrong lender can accept the application and then fail to close it.

●        Applying before the cash-event seasoning clock has run — the most common mistake on these files. Apply after 60 days of clean account history with full sourcing documentation.
